Set your budget
This is the very first place to start because once you know what you can afford then you know where to begin looking. To do this you should start by entering your details into a mortgage calculator which will give you an idea of how much you can borrow and what that will look like as monthly repayments. Then, take a look at your current monthly outgoings and bills and once you’ve done that, you’re ready to get looking!
Talk about your non-negotiables
Setting non-negotiables is important but don’t be surprised if they change as you progress through your search. It’s also important to understand what it is you actually mean, so for example, you might decide that a garden is a must but actually what you want is outside space, so a roof terrace could work; or you decide you need an open plan kitchen but actually you really want a great space for entertaining that could look a little bit different.
The important thing is to remain open and let us help you find your dream property, even if you’re not 100% sure what that is yet!

Making an offer
If this is the first, or the tenth time you’ve bought a house, making an offer can be nerve wracking but we make the process as simple as possible. First, you’ll be sent an offer confirmation form which will be sent to the vendors. If you’re a cash buyer then we’ll ask you for proof of funds or, if you’re mortgaged then we will ask our recommended brokers to qualify your position. Within 48hrs of you making your offer you will receive written confirmation that it’s been put forward.
Once your offer has been accepted there is usually a period of 6-8 weeks to give you a chance to have the property surveyed, negotiate the paperwork between the lawyers and arrange payment from the lender. If it’s your first time buying a property or it’s been a while since you last had to go through the process, we understand it can be quite daunting, but our skilled in-house team will be on hand to take you through every stage, so you can be sure it’s clear from start to finish.

Property is a great way to invest and to generate additional income but if it’s the first time you’ve done so, don’t worry we can help you every step of the way.
