Your assigned Property Manager will ensure that you are kept up to date with new legislations and will assist you ensuring you have right documents in place before your Tenants move in, including:
An Energy Performance Certificate (EPC) provides a record of the energy efficiency rating of a building. The building is assessed on a scale from A (most efficient) to G (least efficient). We will arrange the EPC checks and will advise you on any changes to the property that could improve efficiency.
Gas Safety Certificate
Gas Safe Register is the only official list of gas engineers who are registered to work safely and legally on gas in the United Kingdom. Our Property Management team works exclusively with the approved tradespeople and will ensure your gas products are fully functional and certified at all times, alongside working carbon monoxide alarms.
Fire warning systems such as fire alarms and heat or smoke detectors should be in place in every rental property. We will also advise you on whether there are any other outstanding precautionary measures which need to be actioned including fire doors, clear fire exits and fire extinguishers or blankets.
HMO: Mandatory, Additional & Selective Licensing
A House in Multiple Occupation (HMO) is classed as a property where three or more people live, who make up two or more households (who are not related), and share basic facilities such as a kitchen or bathroom. If your property requires an HMO License we will undertake all the paperwork and progression of the license of your behalf, as well as assisting you with any necessary changes your Property may require (fire doors, fire exits, mains connected smoke alarms etc.).
Selective licensing is required for specific areas including Acton and Southall, so we will advise you as to whether your property falls into this jurisdiction and the measures needed to be actioned in order to comply with this licensing.
In addition to finding you the perfect tenant we manage the collection of rent so you don’t have to; helping your cash flow and ensuring that any late rental payments (worst case scenario) are chased on your behalf. This also means that you don’t have to think about our arranged fee payment, as we will automatically deduct this from the rent as it comes in each month.
Day-to-Day Management of the Property and Tenant
Our team will relieve you of the ongoing management of the property and tenant and will become the point of contact to ensure that you can have peace of mind that your property is being taken care of by a qualified professional.
Repairs and Maintenance
Should any property maintenance issues arise during the Tenancy (e.g. a leak, broken washing machine, blocked drains etc.), we will have our highly recommended contractors attend to carry out an inspection and file a report clarifying what the problem is and advise on how best to rectify it. We will obtain up to three quotes in order to seek a competitive price on your behalf before presenting you with their quotes and arranging a date for the works to take place. We will always keep you informed about any work costing that may be incurred before proceeding with the exception of emergency cases requiring immediate action.
We undertake regular property inspections to check the maintenance and cleanliness of your property so that you can be assured it is being taken care of by the tenants. In addition to this, our highly trained Property Managers will carry out a detailed report with photographs for your records and suggest any repairs needed to keep your Property in the best condition.
24 Hour Property Management Helpline
Helliwell & Co. operate an out of hours Management helpline providing emergency call out services to ensure that in extreme cases needing immediate attention e.g. no electricity, major leak or flooding etc. Your Tenants are looked after at all times.
As well as assisting you with any tax liabilities you may have in relation to your property, we can also at your request, sign agreements on your behalf providing you have given us sufficient authority to do so.
