Renting Guide

Welcome to Helliwell & Co's Guide to Renting, where we provide you with all the tips and tools to get the most from your renting experience.

  1. Setting your budget

    First things first, work out how much you can afford and be sure to include all bills such as council tax, gas and electricity - this is so you can be sure you know exactly what your monthly outgoings will be. Once you have deducted these bills you’ll know what your approximate rental budget should be and will allow us to help you find the right property. It is recommended you choose a property with a rental that is no more than 2.3x less than your annual earnings. 

  2. Get viewing!

    We work incredibly hard with our photographer, marketing department and landlords to provide an accurate representation of the properties we have to offer - however, nothing compares to seeing the place in person. At Helliwell & Co. we accommodate evening and weekend viewings, so you can always find a time that works for you.

  3. Making an offer

    Once you have found your dream home with Helliwell & Co. your designated Lettings Consultant will take you through the offer process giving you honest feedback, advising you on what may be required in order to get your offer, along with your requirements, accepted. 

  4. Offer is accepted - what's next?

    Once your offer has been agreed you will need to complete and return a referencing application within 48 hours in order to avoid any delays with your move-in date. We use a trusted and established referencing agency that collates the required elements of your personal and professional history to pass onto the landlord.

    What is included in the referencing process:

    • Credit Score
    • County Court Judgements (CCJs) – if applicable
    • Photo identification and bank statements
    • Income to Rent Ratio (in order to pass the affordability rate, you must be earning no less than 2.3 times the annual rental amount / your share of the rent)
    • Employment Reference - Current, Past and Future (if applicable)
    • Previous Landlord Reference - Current and Past (if applicable)
    • Character Reference

    If you are studying, you will be required to supply a UK-based Guarantor who must own a property in the UK and earn 3 times the rental amount. When relocating from overseas Landlords may accept advance rental payments of between 6-12 months.

    Honesty is the best policy! The referencing agency cross-reference your information with other external sources, so if your references have "failed" for reasons that you have not disclosed or you have provided false information, you may risk losing your holding deposit.

  5. Signing of Contracts (Tenancy Agreement)

    We’ve partnered with the countries leading solicitors to ensure that your rights are protected and that you get the best deal possible with your landlord. We will work with you throughout the contract signing process, answering any queries you may have to ensure that you understand and feel confident every step of the way.

  6. Deposit protection

    All of our Landlords are obligated to secure your deposit in a government approved protection scheme, such as The Tenancy Deposit Scheme (TDS) or the Deposit Protection Scheme (DPS) in line with The Housing Act 2004 which requires Landlords and Letting Agents to protect deposits on assured short hold tenancies. If our Landlord requests that we (Helliwell & Co.) hold and register your deposit on their behalf, we can confirm that funds will be held in a secure audited client account and registered with the MyDeposits protection scheme. You will be issued with your deposit certificate within 30 days, along with the prescribed information leaflet for Tenants.

  7. Check-in 

    We understand that although exciting, moving can sometimes be a stressful time, so we will ensure that you are guided every step of the way until you move into your new home, including providing you with information on the time for check-in, who will be conducting the inventory and how the hand-over of keys will take place.

  9. Fees

    Fees applying to all new tenancies from 1st June 2019

    We may charge a tenant any or all of the following when required:

    1. the rent;
    2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
    3. a holding deposit of no more than one weeks’ rent;
    4. default fee for late payment of rent (after 14 days);
    5. reasonable charges for lost keys or security fobs;
    6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
    7. payments associated with early termination of the tenancy, when requested by the tenant; and
    8. payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

    Fees applying to all pre-existing tenancies entered before 1st June 2019

    We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

  10. Your Rights / Advice

    We want to ensure that you feel confident when choosing to proceed with Helliwell & Co. so should you wish to seek further advice before getting in touch, we would recommend speaking with the Property Ombudsman or the Citizens Advice Bureau  who can advise you accordingly.
