House dressing, where we advise you on the best way to present your property, and taking the highest quality photos and providing detailed floor-plans can ensure you get the best price to attract the right buyer. At Helliwell & Co. we advertise on several portals including Rightmove, Zoopla, Primelocation and On The Market and can offer special online products such as "Featured Property Listing", which allows your property to be listed at the top of these leading property portals search engines.

In addition, we use the most up-to-date technologies alongside traditional methods providing your property with the optimal exposure at no additional cost to you.

Local knowledge - Our extensive network of buyers and a strong community presence ensures a unique and broad reach for your property.

Sales progression - Once we have found you the right buyer, the sales process begins. We work with a highly competent and trustworthy legal team who can provide you with a skilled management of the process, just let us know if you require legal representation.

  1. Types of Agency Contract

    Sole Agency – For a set period, we will market your property exclusively and the agreed fee is paid on successful introduction of a buyer, after completion of the sale.

    Multiple Agency – You instruct the agents market your property simultaneously. The fee is paid to the agency that successfully finds a buyer that completes the transaction.

    Note: Multi-Agency fees are higher than Sole Agency fees due to the potential investment undertaken by each of the agencies with the financial commitment to marketing and promotion of your property without the insurance of the fee.

  2. ID and Anti-Money Laundering checks

    We are legally required to obtain copies of identification and proof of ownership upon instruction to prevent fraud.

  3. Selling and Buying at the same time or being part of a chain

    For a lot of clients, selling your house will coincide with buying one as well, this is called a chain. We advise beginning your house search as soon as possible but we understand that everyone’s circumstances are different.   4. Probate

    Managing the loss of a loved one is a challenging time and the legal requirements that surround the sale of an estate can be particularly confusing. Our highly trained and discreet team will spend time to best understand your specific situation and work alongside you to ensure a smooth process.

    There will be a number of legal requirements to undertake to ensure that the tax man has been provided sufficient information, so we advise taking the following steps:

    • Get three independent valuations of the property (we are able to provide you one of those)
    • Ensure the services have been notified (gas, electricity etc.) so that we are able to use the facilities when showing the house
    • Have a look at the Government website for full breakdown of probate requirements
    • When you are ready to sell, we can offer guidance on how best to showcase the property to ensure the best possible sale price
